So had a leaky Vanity Unit basin waste and tried the usual PTF / Silicon sealant to stop the leak but to no avail.
So thought I would try the Thomas Dudley Waste Seal Kit 1 1/4″ which retails around £3 as a last resort and glad to say that it worked.
A few pictures below showing my installation using the Thomas Dudley Waste Seal Kit to hopefully help others.

Now just have to clean the area and add the vanity unit partitions to hide the pipework

Only real problem I experienced is that by using the Thomas Dudley Waste Seal which is very thick rubber, it leaves very little basin waste thread exposed after the Thomas Dudley Waste Seal has been tightened.

Five days later and the Vanity unit sink waste is still not leaking
