So as a long overdue folllow-up, the Virgin media hub arrived and I did not find a suitable alternative but instead actually used the Virgin media hub as is.

Wifi reached most of the rooms in the student house and if problems had occurred with disconnects, stability etc, I had an Netgear R7800 on standby and putting the Virgin Media Hub 3 into Modem Mode and use the R7800 and main wifi device would have improved wifi coverage at the property.
